So you have land and your looking to build. You have come to the right place. We build homes on the

First we mst assume that the lot is buildable, meaning its ready to go except for clearing it and getting a
driveway in...well it might not be.
Well let's start here. We need to be sure your lot is "buildable" meaning it conforms will all government
and/or home owner association requirements. Frequently customers come to us and have a good idea what they want
to build, but sometimes, they don't know if they Can build what they want.
Is the lot a recorded lot, having a site plan, septic approval if needed and a designated well? (Well and septic requirements
where town services for water and sewage are not available.) Is the lot in an area zoned for residential construction,
is the lot big enough to meet the zoning requirements?
Tuscarora Builders,LLC can assist in this process. We have taken lots which are deemed not buildable and worked
the processes needed to get approvals for construction. Depending upon the area, these actions can take time and money
for engineering and surveys beyond the customers original consideration to build a home.
The first step after determining, if you can build, is determining what you want to build.
We have numerous floor plans from our sources, currently Avis America and Pro-Built, but we can customize these plans
as needed, or even go the route of total customization.
Our experience shows it is more cost effective to modify something that our sources have, than to totally engineer a
custom design. The flexibily afforded by our suppliers is quite amazing. Working with Tuscarora Builders, LLC
to design out your home, interior and exterior, is easy and quick,but not to quick to overlook your vision.
Once we determine what you want, we get to the estimate for the project. You will make choices on almost every
part of the home, from the foundation to the roof shingles. Certain items carry higher prices naturally. Ceramic
tile costs more than vinyl flooring, metal roofs cost quite abit more than shingles, so on and so forth.
From this point we work out the estimate, analyze your site for excavation and clearing, local requirements like
fire sprinklers and asphalt driveways, etc.
At this point a contract is executed for us to build your home, we will revise and review the home design and plans till
you are satisfied and the apply for permits.
